Record Home Sales in 2025
Preliminary data from property registrars reveal that over 705,000 housing units were sold in Spain in 2025. This represents a significant 10.4% increase compared to 2024 and marks the highest sales volume since the real estate boom of 2008.
Foreign Buyers’ Growing Influence
Foreign nationals were responsible for approximately 97,300 home purchases in 2025, accounting for 13.8% of the total market—a new all-time high. More than half of these buyers were from European Union countries, and when including other European nations such as the United Kingdom, this share exceeds 60%.
While the proportion of foreign buyers has slightly declined from 14.6% in 2024 and 15% in 2023, the absolute number of transactions by foreigners increased by nearly 5%, indicating stable and sustained demand from international purchasers.
Top Foreign Buyers and Popular Locations
In the fourth quarter of 2025, the largest shares of homes purchased by foreigners were by:
- British buyers (8.57%),
- Germans (6.67%),
- Dutch nationals (5.91%),
- Moroccans (5.3%),
- French (5.28%),
- Romanians (5.17%),
- and Italians (4.76%).
In terms of absolute numbers, the most active foreign buyers were:
- British (2,121 purchases),
- Germans (1,651),
- Dutch (1,462),
- Moroccans (1,310),
- French (1,305),
- Romanians (1,278),
- Italians (1,178),
- and Belgians (1,144).
The regions attracting the highest volume of foreign home purchases in the fourth quarter were:
- The Balearic Islands (32.8%),
- The Valencian Community (29.6%),
- The Canary Islands (24.5%),
- Murcia (22.8%),
- Catalonia (16.5%),
- Andalusia (14%).
Of particular note is the province of Alicante, where foreign buyers now represent nearly half (45.7%) of all property transactions, a figure that continues to rise. Other provinces with significant foreign buyer shares include:
- Balearic Islands (32.8%),
- Málaga (32.3%),
- Santa Cruz de Tenerife (30.7%),
- Girona (28.9%),
- Murcia (22.8%),
- Almería (20%),
- and Las Palmas (19.7%).
