The Most Expensive Districts to Buy a Home in Spain

A recent study by Fotocasa identifies the 20 most expensive districts for purchasing property in Spain, concentrated primarily in Madrid, Barcelona, San Sebastián, and Ibiza. In these prime locations, average prices can reach or even exceed €10,000 per square meter.

Madrid dominates the list with 15 of the 20 priciest districts for resale housing. Notable districts include:

  • Castellana (€11,792/m²)
  • Recoletos (€11,401/m²)
  • Lista (€11,300/m²)
  • Goya (€10,947/m²)
  • Almagro (€10,668/m²)

By December of last year, the average price for a typical 80 m² home in Madrid reached €943,360, up from €852,013 in 2024—an increase of €91,347 or 7.1% year-over-year.

Following Madrid, Barcelona averages €9,204/m², while the town of Santa Eulària des Riu on Ibiza registers €9,194/m². The top ten also includes Marina Botafo-Playa de Talamanca (Ibiza) and Cortes-Huertas (Madrid), both with prices just below €9,000/m².

Districts with the Fastest Rising Prices

When it comes to the sharpest year-on-year increases in resale home prices, Torre de la Horadada in Pilar de la Horadada leads with a remarkable 97% growth. Other districts with significant increases include:

  • Les Sorres-Valparaiso (Cunit, Tarragona) – 93.9%
  • Veneziola (La Manga del Mar Menor, Murcia) – 91.2%
  • Las Azaleas-Alkadir (Villajoyosa, Alicante) – 89.1%

These figures highlight the dynamic nature of Spain’s real estate market, with particular attention to the Alicante province, where two districts rank among the top five for annual price growth.
