The real estate market in Alicante is experiencing a clear upward trend in both the resale housing and rental sectors. This momentum is highlighted by two recent studies conducted by the Idealista portal, which reveal some of the highest growth figures among Spain’s provincial capitals.
Since August 2024, resale housing prices in Alicante have surged by 14.3%, ranking the Costa Blanca capital 17th among major Spanish cities with the strongest price growth. Leading the list is Santa Cruz de Tenerife with a 22.9% increase, followed by Madrid (21.2%), Guadalajara (20.4%), Valencia (19.6%), Santander (19.5%), Teruel (17.9%), Palma (17.2%), and Oviedo (17%).
Idealista’s data shows that resale prices have risen in 51 provincial capitals over the past year, with Girona being the only exception, experiencing a 4.8% decline. In four cities, price growth remained modest, below 4%, including Soria (2.3%), Ourense (3.6%), Badajoz (3.7%), and Cádiz (3.7%).
Regarding price levels, Alicante holds the 17th position with an average price of €2,437 per square meter. This is significantly lower than prices in cities like San Sebastián (€6,283/m²), Madrid (€5,723/m²), Palma (€5,006/m²), Barcelona (€4,991/m²), Bilbao (€3,704/m²), Málaga (€3,549/m²), and Valencia (€3,185/m²).
The rental market in Alicante is also on the rise, with rents increasing by 7.6% year-on-year. Although this growth is notable, it is more moderate compared to other capitals such as Segovia (19.6%) and Teruel (18.9%). Among the largest cities by population density, significant rent increases were observed in Madrid (11.6%), Seville (9.5%), Bilbao (8%), Valencia (7.6%), Barcelona (6.8%), Málaga (6.8%), and Palma (4%).
As a result of these trends, the average rent in Alicante now stands at €12.8 per square meter per month. Despite this increase, rental prices remain lower than in other major cities such as Barcelona (€23.1/m²), Madrid (€22.2/m²), San Sebastián (€18.4/m²), Palma (€18/m²), Málaga (€15.5/m²), Valencia (€15.3/m²), and Bilbao (€15/m²).
