Foreign buyers now account for nearly one in three home purchases in the Valencian Community, while their share across Spain hits a record high.

Between April and June 2026, foreign buyers accounted for 31% of all home purchase transactions recorded in the Valencian Community, according to the Association of Property Registrars.

During the same period, the overall number of transactions across Spain fell by 5.7% compared with the first quarter of the year, marking two consecutive quarters of decline. The total stood at 167,934 transactions, the lowest figure in the past seven quarters.

The overall market declined, but foreign demand increased

Registrar statistics show that the number of registered home purchases fell by 2.3% in the second quarter compared with the same period in 2025. The contraction was especially pronounced in the new-build segment, where 34,919 purchase transactions were registered, 11.5% fewer than in the previous quarter. In the resale segment, 133,015 transactions were registered, a decline of 4%.

Quarterly decreases were recorded in 15 of Spain's autonomous communities and 34 of its provinces.

Foreigners bought a record share of homes in Spain

Foreign demand for residential property in Spain rose both in percentage and absolute terms in the second quarter. Foreign buyers made up 16% of all home purchases — a historic high — with more than 26,800 transactions.

Of these buyers, 57.4% came from EU countries and 16.7% from the rest of Europe. British buyers led the list at 7%, followed by Dutch buyers at 6.9% and Germans at 6.1%.

The foreign share increased in every autonomous community. It exceeded 30% in the Balearic Islands and the Valencian Community, reaching 32.3% and 31%, respectively.

House prices reached a new high

The average price of housing in Spain continued to rise, with quarterly growth of 2.4% and annual growth of 9.2%. This brought the average to 2,487 euros per square metre, another historic high.

In the resale segment, prices reached 2,448 euros per square metre, also a historic high, with quarterly growth of 3.5%. In the new-build segment, however, the average price slipped by 0.7% to 2,636 euros per square metre.

Where housing is most expensive in Spain

The autonomous communities with the highest average prices were Madrid, at 4,477 euros per square metre; the Balearic Islands, at 4,311; the Basque Country, at 3,616; the Canary Islands, at 3,052; and Catalonia, at 2,995.

Among provincial capitals, the highest average prices were recorded in San Sebastián, at 6,420 euros per square metre; Madrid, at 5,534; Barcelona, at 5,045; Palma, at 4,291; and Bilbao, at 3,764.

The mortgage market also continues to grow

Residential mortgage activity continued to expand. In the second quarter, 129,240 mortgages were signed, 3.3% more than in the previous quarter. Over the 12 months ending in June, 518,726 mortgage contracts were signed, 9% more than in the same period a year earlier.

The average mortgage debt per home rose by 2.3% to 176,453 euros, setting a new record after nine consecutive quarters of growth.

The high share of foreign buyers is especially visible along the Mediterranean coast, including the property market in Alicante and other destinations in the Valencian Community.
