According to the latest data from Idealista, resale housing prices in Spain rose by an average of 16.9% year-on-year in April 2026, reaching €2,748 per square meter. This marks the highest price level recorded since data collection began. Additionally, prices increased by 3.7% over the past three months and 1.5% compared to the previous month.
Price Trends Across Autonomous Communities
Every autonomous community in Spain experienced price growth compared to the previous year. Murcia led with the highest increase of 23%, followed by Cantabria (19.2%), Asturias (17.7%), and Andalusia (17.6%). Regions below the national average growth of 16.9% included the Valencian Community (15.4%), Catalonia (14.1%), Castile-La Mancha (13.6%), the Community of Madrid (13.5%), Aragon (13.3%), the Basque Country (13.2%), Navarre (10.6%), Extremadura (10.1%), and the Canary Islands (10.1%). Growth under 10% was recorded in Castile and León (9.1%), La Rioja (9%), Galicia (8.8%), and the Balearic Islands (8.6%).
Most Expensive and Affordable Regions
The Balearic Islands remain the most expensive region for resale housing, with prices averaging €5,252 per square meter. They are followed by Madrid (€4,707/m²), the Basque Country (€3,534/m²), the Canary Islands (€3,283/m²), Catalonia (€2,890/m²), and Andalusia (€2,852/m²). On the more affordable end, Extremadura (€1,071/m²), Castile-La Mancha (€1,091/m²), and Castile and León (€1,323/m²) offer the lowest prices. The national average price now stands at a record €2,748 per square meter.
Provincial Growth Leaders and Exceptions
Housing prices increased in 48 provinces compared to April last year, with only Ourense (-1.9%) and Soria (-1.3%) showing declines. The strongest provincial growth was seen in Valencia (24.1%), Murcia (23%), Toledo (20.5%), Cantabria (19.2%), and Almería (18.8%). In major urban centers, prices rose by 13.5% in the Community of Madrid and 13.2% in the province of Barcelona.
The Balearic Islands continue to hold the highest provincial prices at €5,252 per square meter, followed by Madrid (€4,707/m²), Gipuzkoa (€4,369/m²), Málaga (€4,121/m²), Santa Cruz de Tenerife (€3,434/m²), Biscay (€3,394/m²), and Barcelona (€3,269/m²). The most affordable provinces remain Ciudad Real (€804/m²), Jaén (€876/m²), and Cuenca (€911/m²).
Provincial Capitals and Major Markets
All provincial capitals analyzed by Idealista recorded price increases over the past year. Notable rises were observed in Ciudad Real (22.7%), León (19.8%), Murcia (19.8%), Salamanca (17.5%), and Pontevedra (17.4%). The smallest year-on-year increases occurred in Melilla (2.4%), Lugo (4.5%), Cádiz (5%), and Albacete (5.4%). Among major cities, Valencia (12.3%), Bilbao (10.8%), Málaga (10.1%), Palma (9.8%), Alicante (9.2%), Madrid (9%), Seville (7.4%), San Sebastián (7.4%), and Barcelona (7.1%) saw significant price growth.
Reflecting this growth, the average price in Madrid reached €5,960 per square meter, while Barcelona's average stood at €5,221 per square meter. San Sebastián is the most expensive provincial capital at €6,393/m², whereas Zamora remains the most affordable at €1,370/m².
